Short-Term Rentals

With the increased popularity of short term rentals (STR) in the valley, it is important your home be permitted and that you and your guests follow best practices. Placer County’s 24/7 STR Hotline can be reached at 530-448-8003 and complaints can also be filed here.

To apply for or renew your permit (by March 31 of each calendar year), register for your TOT certificate, or to pay your TOT taxes, please visit the Placer County website. The permit requires periodic safety inspections and a designated local contact person. The latest STR Rules are as follows (link):

  • Parking: Parking should be limited to the driveway and the garage. Street parking is prohibited in the winter.

  • Trash: Trash must be disposed of in a bear box. Please refer to the bear box information sheet.

  • BBQs & Fire pits: Charcoal BBQs, open wood-burning pits, bonfires or campfires are strictly prohibited. Propane grills are permitted, but not allowed under flammable sources. Natural gas and propane-burning outdoor fireplaces and fire pits are allowed if set back 10 feet from any structure or combustible material. PLEASE keep your guests updated during Red Flag Warning days, when even propane grills are typically prohibited.

  • Fire inspections: Working fire extinguishers, smoke alarms, and carbon monoxide detectors are required.

  • Occupancy: No more than two adults per bedroom plus two adults allowed after 10 p.m., excluding minors under 16.

  • Pools & hot tubs: Usage should be avoided from 10 p.m. to 7 a.m.

  • No camping: Camping on vacation home rental property should be prohibited.

  • Noise: Excessive noise is prohibited under the Placer County Noise Ordnance (PCC Ch 9 Article 9.36). Homeowners should notify renters that excessive or unreasonable noise is prohibited at any time of day but especially between 10 p.m. and 7 a.m. Outdoor speakers should not be used or installed at your house.
